Prompt: Redevelop an existing asset in the heart of London's CBD, incorporating sustainable and long-term development goals.

Outcome: Proposed 73-story mixed-use building. Selected and flown to London to present the project to top European real estate firms.

Multifamily Acquisition
Task: Evaluating "Should we buy this complex, and if so, how much should we pay?"

Creating a thorough financial model and deal memo under time constraints (<2 days), I have used offering memorandums to evaluate numerous multifamily acquisitions and create the necessary pitch to lead investment decisions.

Private Equity - Technical Model for sensitizing variables
Building a model from scratch to evaluate the specific variables that matter to our investors is key.

In this example, I took a case building, built a comprehensive and custom financial model, then drafted a summary document highlighting the proposed business plan and financial implications.

Apartment Creation (Personal)
Purchasing a home with a large basement, I added a fully separate internal apartment.​
​
Goal: Increase property rent to offset the mortgage payment, maximizing utilization of the property.
​​
Outcome: Rentable and 100% leased unit. CapEx of $20,000 with monthly collected rent of $2,000.
​​
Technical: Full financial analysis, construction plan, leasing /marketing plan, ongoing operational support. ​
​
Features added: In-unit laundry, one additional bedroom, brand-new kitchen, new walk-in entrance, restructuring of existing garage, and full-furnishing.

Energy Market - Comparative Dynamics (US & Sweeden)
Curious about the energy generation and transmission market, I studied the Swedish Power Market in relation to the US's system.​

Task: Work with a colleague to study a European system, then research and compare this system to the US equivalent.​​
​
Takeaway: The US struggles to transmit the power that it generates. Sweden benefits from geographical proximity to alternative power markets. The US needs to invest in and build more transmission lines.

Building Decarbonization
Business model creation of home decarbonization.​
40% of emissions come from the built environment, and property owners spend significant amounts of money on utilities.
​​​
Solution: By sequencing improvements to a home, owners can significantly reduce their emissions and utility cost.​​
​
Action: Business model and presentation creation, presented to (at time) EPA Head and McKinsey Partner.​
